With the ever changing Central Florida Real Estate market, selling a home can be a challenge. This is why ARCHER CROWN Residential Management recommends that you have someone of your side that will not only offer guidance and direction but will also look out for your best interest in the home selling process.

With the owners of ARCHER CROWN Residential Management and Vacation Homes Orlando (our vacation home and booking company) having over thirty (30) years of experience in Central Florida Property Management, we are acutely aware that owners and users of real estate, whether it’s a vacation villa near Disney, an Orlando rental home or a home that you raised your family in, all need valuable and accurate information in order to made informed financial decision.

In order to maintain the high levels of Central Florida Property Management and Vacation Villa Management services that we are known for; our companies have elected not to offer direct buying and listing of real estate. But in order to meet the demand for owners and clients wanting to Buy Florida Real Estate, we have instead developed a program called "Real Estate Referral Partners". Step 1: Find the Right Realtor

Once we are informed of your specific needs, our company can assist in matching you with the right Realtor. Since real estate is a very diverse profession many Realtors have elected to concentrate their efforts in very specific areas and location. With our vast Real Estate Referral Partners program we are able to refer you the exact realtor that fits your exact requirements.

The following is our Realtor Checklist. We recommend that you use this list during the interview process in order for to find the right realtor for your home:

  • How quickly did the brokerage respond to your initial phone call or e-mail?
  • Did they identify your personal needs?
  • How well do they know the area that your home is located in?
  • How long have they been in real estate?
  • Does the broker’s record compare with their claims?
  • Has the broker offered testimonials from previous clients?
  • What is the worldwide marketing plan that the broker has for your home in order to give it maximum exposure?
  • In order to best represent your home, what is the quality of the photographs that will be taken?
  • Have you seen examples of photographs that the agent has used for other homes?
  • What is the quality and sophistication of the web site that the agent will display your home in?
  • Does the brokerage keep you informed with real time market statistics?
  • Does the agent have a support staff that will work with you to sell your home?

Once you have interviewed several realtors and have found the one that you are most comfortable with it is time to proceed to the next step.

Step 2: Establishing Price

Statistics have shown that homes that have been overpriced actually lose more money compared to those that were priced right to begin with. It is important to remember that while the home is listed for sale, mortgage payments are still being made and plans are on hold. It is also common to see increased activity from real estate agents and potential buyers when homes are priced right.

Your real estate agent can be invaluable in determining true fair market value of the home. The agent accomplishes this by preparing a Comparative Market Analysis (CMA). The CMA compares similar homes that are presently on the market and the amount of time they have been up for sale to the subject property.

Real Estate agents usually prepare CMA’s at no cost.

Another way to determine a true unbiased opinion of value is by securing an appraisal. Costs for an appraisal are generally a few hundred dollars.

Step 3: Preparing the Home For Sale

In preparation of the home going on the market for sale, owners should have it in the best condition as possible. Buyers generally have numerous homes to choose from and you will want your home to stand above the rest. The home needs to be attractive inside and out as much as possible. Your real estate agent can provide helpful information in this area also.

The following suggestions are designed to help the home sell faster and command a higher price.

  • Take care of all repairs that are needed. For example broken tiles, squeaky doors, loose cabinet knobs, windows an doors should open smoothly, repair leaky faucets, replace cracked or discolored grout.
  • Secure a home inspection prior to contract. This will give you information on what repairs are needed so you can fix them. Home inspections are generally inexpensive and can be a selling point of the home.
  • First Impressions are very important. Make sure the lawns are cut and the shrubbery is trimmed.
  • Remove any debris in the yard.
  • Try to keep the curbside free of parked cars.
  • Paint interior and exterior surfaces and even fences.
  • Paint the mail box, polish door hardware and put a new door mat out.
  • Remove all clutter from the home such as kitchen and bath countertops, boxes in the garage; place all laundry in a hamper etc. This will make the home appear more spacious.
  • Remove stains from carpet, polish all faucets and handles, place medicines in cabinet.
  • Clean all windows inside and out.
  • Consider holding a garage sale prior to showing the home.

Step 4: Home Staging

This is where the homes appearance or presentation is improved for the eyes of potential buyers with the goal of selling the home quickly.

No matter what the market condition is, home staging is a valuable tool. In a buyer’s market, sellers need every advantage over other comparable homes and in a seller’s market this can help achieve a quick sale for at or above asking price.

Making the home accessible to potential buyers is very important. No matter how well you perform the steps outlined in this Seller’s Guide, if potential buyers can’t see the home, you won’t receive offers to purchase. Allowing the realtor to place the home on a lock box can make access by potential buyers very easy.

Step 5: Marketing The Home To The World

Once the home is ready to be sold developing a strong multi faceted marketing campaign is next. Your realtor should be able to use several marketing vehicles to achieve this goal. Examples of this are as followers:

  • Listing the home on the Multiple Listing Service
  • Internet Exposure
  • Installation of yard signs
  • Virtual tour marketing
  • E-cards and flyers
  • Open houses
  • Agent-to-agent referrals
  • “Just Listed” cards sent to neighbors and prospective buyers
  • Public open house events
  • Direct mail campaigns
  • Media advertising such as Real Estate publications

Step 6: Receiving An Offer

Once a buyer is ready to make an offer on your home, they will contact your agent. In most cases the offer will come in the form of contract to purchase and sale.

When the contract to purchase is received your real estate agent will determine if the potential buyer is prequalified or preapproved. If they are, your agent will review the contract to determine what is required of you and the potential buyer in order to execute the transaction.

Once this has been completed, you have three options:

  • Accept the offer as is.
  • Accept the offer with changes.
  • Reject the offer completely.

Should the offer be accepted, this now becomes a legal and binding contract.

Step 7: Negotiating The Right Price

Most buyers and sellers negotiate in hopes of arriving at a win-win agreement. Your real estate agent will have the training, skills and techniques necessary to not only make this a reality but to also to protect your best interest throughout the process.

The following are some of the areas that negotiation may be required in.

  • Price
  • Closing costs
  • Financing
  • Repairs
  • Move-date

Step 8: Prepare To Close

Once the offer has been accepted, there are several things that will need to be completed prior to the actual closing. Again your real estate agent will be able to help and guide you through this part. Some of these items may include an appraisal, survey and home inspection.

Depending on the finding in each of these services and the requirement of the purchase and sale contract, the deal may continue, the buyer made remove himself or start negotiations may start again.

An important note, that just before the closing date, you will need to closing the company that will be closing the transition to make sure all the documents are prepared and ready to be signed. You will also want to start lining up a moving company.

Step 9: Closing

Closing is essentially where ownership of the property is legally transferred from the seller to the buyer. During this time the closing agent takes monies from the buyer, pays the seller and makes sure the title of the property is recorded in the local records along with the mortgage if applicable.

As throughout the buying process your real estate agent will be available to guide you and to make sure your interest are protected. Your agent will also be able to resolve any minor issues that may come up.

Step 10: After The Closing:

Once the closing is completed you will need to turn the property over to the new owner. Some of these items are as follows:

  • Cancel utilities.
  • Cancel lawn care and other routine services.
  • Put together manuals, warranties and service records for all appliances.
